The Vicolo Series by New Leaf Builders is an alley-loaded, single-family detached offering location in the master-planned community of Nexton in Summerville, South Carolina. The homes range from 1,676 to 2,550 square feet on 6,600-square-foot lots (55’ x 120’), obtaining a net density of 4.2 per acre. After opening for sale in fall 2020, the series quickly sold out of buildable homesites and will release more later this year. Prices start in the low $400,000s. According to the builder, the demand has been incredible. There are more future homeowners who want to build their unique homes than they have homesites for.

New Leaf worked with their in-house team to create the vision for the collection and Holden Design Group helped them bring it to life. The original DOMUS Collection debuted in 2019 in Brighton Park (another neighborhood within Nexton), which quickly sold out of its initial offering. For Midtown, the team quickly redesigned the original DOMUS Collection to tuck the garages off the streetscape, allowing for gracious front porches that encourage connection among families and neighbors and the Vicolo Series was born. The only model for the series is the Aneto, which features double front porches for iconic Lowcountry character.

The DOMUS Collection, which the Vicolo series is a part of, is a new style of home designed over 2,000 years ago in Rome. The DOMUS was an urban villa featuring open courtyards with peaceful gardens and pools where residents entertain guests in and outside of their home. New Leaf Builder’s Aneto model provides a fresh perspective on their well-loved Domus Collection, while remaining true to her Domus heritage with access from all main living spaces to New Leaf’s signature private courtyard, which can be seen along the side of the home.

The Aneto is 2,550 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. This two-story home is approximately 40 feet wide. The plan continues to be a Nexton favorite because of its double front porches and one-of-a-kind vaulted ceiling with wood beams in the multiple rooms with seamless access to the courtyard.

The study, which can option as a guest suite, is located at the front of the home just off the entry. It benefits from plenty of natural light and a nearby bathroom, both of which are needs that came up during our consumer research on work-from-home. The door near the desk opens on a storage closet, which was another consumer want for working at home, nearby storage.

Highlights of the plan include 10-foot ceilings and an optional vaulted ceiling.

The Salvia is also 1,676 square feet with 2 bedrooms, 2.5 baths, and a 2-car garage. While this 40-foot-wide, single-story home is very similar in layout to the Canella, this home has a secondary bedroom or home office in place of the second primary bedroom seen in the Canella.

The Rosamarino beautifully answers homeowner’s requests for a true 3-bedroom home with up to 2- and one-half bathrooms all in the main residence. At 1,816 square feet, the plan is the largest single-story design.
