Homes by Dickerson (HBD) is a Raleigh-based semi-custom builder with this feature focusing on their homes in the Nexton master plan in Summerville, South Carolina. When entering the Nexton market, HBD recognized an opportunity to fill a gap amongst more spec and package-level builders, intending to give buyers the option of customization and flexibility at a competitive price point. Their homes range from 2,000 to 3,565 square feet on 50’- and 75’-wide lots. Customers are heavily involved in the design process, in which they can customize structural changes by moving walls, add special features like dog washing stations, and personalize design details and materials. HBD also offers spec homes for those who are ready to move in right away. Since opening in Fall 2018, HBD has seen a great sales pace and traffic. These homes have attracted a range of move-up and move-down buyers of all ages. Prices start in the mid $500,000s.

Homes by Dickerson started building in Nexton’s Brighton Park Village neighborhood and is currently building in the Midtown neighborhood. Out of the 148 homes they’ve built in the master plan, 109 are in Midtown. HBD has sold 11 homes already in 2024. The builder suspects that they would have surpassed this number, but they are currently out of lots and only have a few spec homes left until their next lot release. In this phase at Nexton, HBD is building on 50’- and 75’-wide lots. Evident by the colorful medley of lots on the site plan, seven builders are interspersed amongst one another at Midtown. In addition to creating a unique street scene, the spread of builders also provides a diverse mix of homes. According to HBD, the developer, Brookfield Properties, has done a great job segmenting the builders so they’re all doing something different.

HBD collaborated with their in-house architect to design these homes. The team drew inspiration from the low-country cottages that are popular in downtown Summerville. The Hutchinson model, seen here, has a clean-line, low-country cottage elevation style with a mix of horizontal and board and batten siding. The front porch is iconic for this style, which the builder added charm to with a row of seats and a light blue front door. Many homes in this collection, like the model, have dormer windows that add interest to the otherwise simple roof line.

HBD only modeled the Hutchinson Ranch plan, which is 2,140 square feet with 3 bedrooms, 2 baths, and a detached 2-car garage. The plan is modeled without structural upgrades, but showcases the optional detached garage, which allows for a larger yard between the garage and home. There are, however, several designer upgrades in the model that highlight how buyers can make the home their own. The Hutchinson is on a 50-foot-wide, lot and the alley-loaded plan is modeled in reverse.

The foyer makes a grand statement straight away with the coffered ceiling lined with pendant lights. Details like the wood inlay and coffered ceiling seen here, or anything buyers can find on Pinterest, are features that the builder can add in. Residents’ sightlines are drawn all the way through the back of the home, where lots of natural light shines through.

Many buyers also add a pool through the builder. One of the advantages of going through a semi-custom builder is having your home complete with your wish list items before even moving in.

Homes by Dickerson currently offers 12 additional floor plans at Nexton, with more in the works for their next lot release. The builder looks at their floor plans by square footage bands, or size ranges. Within each band, they want to ensure there is something for everyone. For example, the homes in the 2000s square footage band are primary up, primary down, single-story, two-story, family-friendly, and geared towards empty nesters. The Hutchinson two-story plan, seen here, is the same as the Hutchinson Ranch plan that is modeled, except it has a loft and fourth bedroom on the second floor. This two-story plan is 2,600 square feet with 4 bedrooms, 3 baths, and a 2-car garage.

The Bluffton is the smallest floor plan at 2,000 square feet with 3 bedrooms, 2.5 baths, and a 2-car detached garage. While the Hutchinson and many other plans offer single-level living, this home places all bedrooms on the second floor.
