Ellison Park by The New Home Company is a collection of 114 alley-loaded townhomes located in Milpitas, California. These three- and four-story homes range in size from 1,887 to 2,688 square feet. After opening for sale in Fall 2017, the community has briskly sold 111 of the 114 homes as of May 2020. The community is currently sold out until the final model homes are released in June 2020. Prices start in the low $1,000,000s. The X next to a plan on the site plan denotes a four-story unit versus a three-story as the homes come standard. Note how the interior units are all three-story, whereas most of the homes along the perimeter of the site include the four-story opportunities.

The New Home Company worked with JZMK Architects to design the collection of townhomes., giving them contemporary four-side architecture that plays with color and materials. Awnings and balconies also add interest.

Located in the heart of Silicon Valley, these homes were designed for young couples and families who are first time, or first time move up buyers. According to the builder, buyers appreciate the prime location, low maintenance lifestyle, and the larger than average size of the homes themselves as compared to the surrounding area. In fact, many are moving out of rentals or smaller attached homes.

All homes are alley-loaded and even the alley-loaded side benefits from massing and material variations. Truly featuring four-sided architecture.

The tour begins with Plan 1, which is an interior unit and the smallest plan offered. According to the builder, this plan has been the most popular due to its layout and price point.

The rear elevation benefits from almost two thirds of the facade covered in brick. All homes in the community include two-car garages, which is a plus in a more urban offering like this, but not surprising since it is based in California, which is a very car-centric state.

The fenced front patio provides ground floor outdoor living for the home, giving it a very urban feel. The pop of color and awning define the entry statement.

Plan 1 is 1,887 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. The home comes standard as three stories and is modeled that way, but the home can also include an optional fourth floor with a loft and roof deck.

The front door opens on a simple foyer that leads up the stairs or to a ground floor living area. The glazing in the front door brings light into the entry of this interior unit.

Every home in the collection includes a ground floor bedroom. The New Home Company brought in Meridian Interiors to merchandise the models and instead of choosing to merchandise the space s a bedroom, the design team created a multipurpose space for both work and work outs.

The second floor includes the main living areas, but instead of including an open great room, the floor is broken up by the stairs and powder room, separating the family room from the kitchen and dining area.

The family room is located at the front of the home and benefits from direct access to a small Juliet balcony. While the balcony does not provide any outdoor living opportunities due to its size, it provides a connection to the outdoors for the space, as well as fills the room with light due to the set of sliding glass doors.

The kitchen and dining area are grouped together at the back of the home.

This layout provides multiple opportunities for informal dining both at the dining table and seating along the island.

The kitchen has multiple features that consumers are looking for in their homes: an island and plenty of storage. The design team thoughtfully chose to include the kitchen sink in front of a window instead of on the island, allowing for more prep and dining space on the island.

A skylight brings light into the stairwell and the third-floor hallway, which is a plus, especially in an interior unit.

The top floor includes two bedrooms with the master bedroom at the front f the home. Oversized windows fill the master bedroom with light.

A barn door adds appeal and visual privacy for the entry to the master bathroom.

The master bathroom includes dual sinks, a separate water closet, and a spacious walk-in closet seen here.

Instead of having both a tub and shower, the design team made good use of the square footage and included a larger shower.

The secondary bedroom is not much smaller than the master bedroom, making this plan work well for roommates or even a single parent with one child.

The tour continues with Plan 2, which is another internal plan. The model features a mix of colors and materials that add interest and define the plan from its neighboring units.

The rear elevation benefits from thoughtfully adding masonry, as well as a mix of awning styles over some of the windows.

The entry has a very contemporary feel with multiple windows in the front door, a modern light fixture, and a metal awning over the door.

Plan 2 is 2,411 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. This interior plan comes standard with three floors but can be upgraded to include a fourth floor that adds a loft, second powder room, and roof terrace.

The entry benefits from two-story volume, while the glazing in the door and a clerestory window bring light into the space.

The ground floor bedroom is nicely sized with multiple windows and an en-suite bath.

The second floor is an open great room that not only includes the main living areas and kitchen in one big space, but also remains open to the stairwell and foyer, giving the seating area a very loft-like feel.

The layout of the seating area provides multiple opportunities for furnishing, while keeping the space open to the rest of the floor and the foyer below.

A sliding glass door provides easy access to the covered balcony at the front of the home, which offers a connection to the outdoors for the home.

The dining room is in the middle of the great room, supported by a niche that can accommodate a buffet for additional storage.

The kitchen is at the back of the home, wrapping around a central island that benefits from a waterfall counter.

The kitchen features plenty of storage including a pantry masked by a barn door. The kitchen also provides access to the powder room, which is tucked away behind the pantry.

A skylight brings light into the third-floor hallway and stairwell.

Like the first plan, the third floor includes two bedrooms. The master bedroom has enough space for a small seating area.

The master bathroom benefits from the inclusion of a make-up vanity with knee space and additional storage, while still including two sinks, one on either side of the shower.

Many shoppers are looking for an oversized shower versus a tub and shower. Plus, this layout also makes good use of the square footage available.

The secondary bedroom is located at the back of the home and includes its own en-suite bath.

The tour concludes with Plan 3, which is an end unit. This home enters on the side of the building, creating a wide shallow layout for the plan.

The home includes a covered balcony off the second floor, which gives the home an outdoor living space.

The garage/alley-side of the home is charming with a mix of stucco and colorful siding paired with awnings over the windows.

The model uses masonry and a setback to define the entry and enhance that side of the home.

Plan 3 is 2,219 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. Instead of grouping the main living areas in one big room, the plan splits that spaces with the seating area at the front of the home, the kitchen and dining area at the back, and the stairs in the middle. While it is not the largest plan in its three-story version, it becomes the largest plan with the addition of the optional fourth floor at 2,688 square feet.

The front door opens directly on a run of stairs. While the ground floor typically includes a bedroom and full bathroom, these spaces are taken up by the sales office in the model, so are not featured.

The seating area is filled with light from glazing on multiple sides, including sliding glass doors to the covered balcony.

The balcony is nicely sized with enough space for a small seating area. It is bordered on two sides by railing, which keeps the space feeling open.

Instead of leaving the space empty near the stairs between the two gathering areas, Meridian Interiors created another more intimate gathering area, which could also function well for a kids’ study area or informal workspace.

The kitchen and dining areas are located at the back of the home and include two options for dining with the more formal dining space and the informal dining along the island.

The kitchen includes plenty of storage with runs of cabinetry along the walls and the island, as well as a pantry, accessed via the double doors on the left of the photo.

The dining area is filled with light from oversized windows along one wall and a higher window on another. The higher window allows for the ability to furnish that wall with a buffet or additional storage.

The waterfall steps at the bottom of the stairs to the third floor add interest to an otherwise simple staircase.

A linen cabinet at the top of the stairs is located near more storage in the laundry room. Both cabinets come standard with the home, which is a plus.

The multiple windows and high ceiling make the master bedroom feel even bigger than it is. Though the two windows on the bed wall provide some furnishing challenges due to their position, which could have been easily solved if they were just raised up.

A barn door provides some separation and visual privacy for the master bathroom.

The long vanity is broken up by a lowered section for a makeup vanity.

The large shower benefits from the window in the bathroom, while still having privacy, since the window is outside of the shower itself.

A mix of window shapes and sizes fill the secondary bedroom with light.

The secondary bathroom is nicely sized and benefits from a separate water closet, which is a unique addition for a secondary bathroom.
