South Harbor is an active adult community in Isle of Wight, Virginia. The master plan developer, East West Communities, designed this destination to be ultimate "fun-first" 55+ community where every day feels like a vacation and neighbors quickly become friends. Their vision was to create a place in which active adults can live fully, stay fit, connect often, and embrace a lifestyle filled with laughter, wellness, and discovery. The community has sold 190 homes since launching in March 2023, making it making it the region's best-selling active adult community, according to East West. Upon completion, South Harbor will feature 340 homes.

East West Communities acquired part of the site in 2016, acquired the rest in 2020, and then rezoned the land for 112 single-family detached homes and 228 townhomes. Preserving and capitalizing on the land’s natural beauty was a top priority for the developer. East West maintained 40% of the land as protected open space, allowing 65% of the homes to back up to natural areas. Amenities, including the Residents’ Club, heated resort-style pool, SportsGarden®, and multiple gathering areas, are centralized at the heart of the community. A dog walk and tot lot can be found along the first phase of townhomes. Meanwhile, an extensive trail system and signature pedestrian bridge connect all parts of the community. Residents can walk beyond the perimeter of the community to access several shops, restaurants, and wellness facilities.

East West has deep roots in this region, having developed five other master-planned communities within 10 miles of South Harbor. These communities are home to over 4,800 residents. The developer adds to their portfolio with this dedicated active adult community for singles and couples, many of which are grandparents who moved to be close to family.

The Residents' Club is the hub of South Harbor. Long-time partner, Basham & Lucas Design Group, served as the amenity designer. Both homes and the clubhouse reflect a light, breezy, and timelessly inviting Coastal Craftsman style, which takes inspiration from the waterways and coastal charm of Hampton Roads. The rest of the amenities cluster around the 2,390-square-foot Residents’ Club for convenient access to lifestyle and neighborly interaction.

East West held the grand opening for their Residents’ Club in June 2025. There were five themes that the developer explored during community planning: “Peaceful, serene setting,” “Extraordinary amenities,” “Active lifestyle,” “Wellness,” and “Fun.” According to East West, “Fun” was the clear winner and remains the foundation of everything they do, from the playful Residents’ Club décor (complete with a jukebox, popcorn machine, table shuffleboard, and a Pac-Man game table) to the year-round lineup of events hosted by their full-time Director of Fun.

Residents can expect a fun activity every week in the Residents’ Club and throughout the community. Popular events include wine tastings, potluck dinners, their SportsGarden® Concerts & Games, Food Truck Nights, and Adult Luaus and Block Parties. Everything at South Harbor, including lifestyle programming and branding, leads back to their tagline “Because We're Not Kidding When It Comes to Having Fun.”
