Sadler Square by Miller & Smith is a single-family detached home community in Glen Allen, Virginia, in the highly desirable Short Pump area. The community represents Miller & Smith’s first expansion into the Richmond market. In total, Sadler Square will feature 130 single-family homes on approximately 33 acres. Homes range from 2,489 to 3,791 square feet with lots averaging 6,500 square feet, obtaining a net density of 4.3 per acre. Sadler Square opened to public in May 2025. According to the builder, sales momentum has been strong, particularly due to the combination of location, architectural differentiation and flexible floor plan design. The community has also generated strong interest from buyers looking for new construction in the Short Pump area who want a more curated and design-forward alternative to larger-scale master-planned communities. Prices are positioned within the competitive mid- to upper luxury segment for the Short Pump market between $750,000 and $900,000.

The vision for Sadler Square was to create a neighborhood that feels connected, approachable, and highly livable, balancing convenience to shopping, dining, schools, and commuter routes with the warmth and character of a true residential community. The location near the Short Pump/Innsbrook corridor gives homeowners access to everything from Wegmans and Whole Foods to parks, restaurants, and major employment centers, while still maintaining a quieter neighborhood feel. The community is also designed to appeal to today’s evolving buyer, including multi-generational households.

Miller & Smith worked with KTGY to design the homes. The architecture at Sadler Square was inspired by Richmond’s traditional residential vernacular while incorporating modern regional and transitional farmhouse influences. The design team wanted the homes to feel authentic to the area while still offering fresh, updated curb appeal that stands apart in the Richmond market. The collection includes transitional farmhouse styling, cottage-inspired details, modern regional architecture, layered materials and textures, stone and masonry accents, and James Hardie siding details and architectural rooflines. The streetscape was designed to feel cohesive and timeless, while still allowing each home to maintain its own distinct character. The tour begins with the Crosby.

The Crosby is 2,805 square feet with 3 bedrooms, 2.5 baths, and a 2-car garage. The home offers a spacious loft area that can function as a media room, fitness space, study area, or secondary gathering space. The model includes the optional deluxe primary bath. Crosby is 39’-6” x 43’-6”. The home is modeled in reverse.

The front door opens on a defined foyer that provides a formal entry to the home.

Flexibility is a focus in this collection. The ground floor flex/optional study, as well as the second-floor loft provide flexible spaces to support the buyers’ needs. Builders Design thoughtfully merchandised this room with a place to work, as well as a cozy loveseat, perfect for curling up with a good book.

Builders design merchandised the models with a layered, warm, transitional approach that helped to bring the vision of the community to life.

The overall design direction intentionally balances timeless warmth with modern sophistication, creating homes that feel highly livable, welcoming, and elevated. According to the builder, stone fireplace surrounds have been especially well received at Sadler Square.

The main living areas are grouped along the back of the home in an open great room. The dining area is in the middle of the space bookended by the seating area with the fireplace and a spacious kitchen.

Sadler Square was designed for a broad range of move-up and lifestyle-focused buyers, including young families, professionals, relocators, and multi-generational households. Many buyers are balancing practical needs with emotional ones — wanting a home that supports gathering, entertaining, family traditions, and long-term living. The kitchen highlights that balance that Miller & Smith created with a spacious but not oversized kitchen that wraps around an island. The kitchen sink is located at the window with views to the backyard, which allows the island to be dedicated to prep and informal dining. The kitchen also includes a spacious walk-in pantry beyond the refrigerator.

According to the builder, buyers have really appreciated the additional storage and organizational features in the homes like this drop zone in the owner’s entry with space for shoes, bags, or coats.

The Crosby model includes the optional extended deck that creates a great connection between indoors and out.

According to the builder, buyers have responded strongly to upgrades in the Crosby model such as custom built-ins, upgraded fireplaces, hardwood stair systems, and outdoor living enhancements like the TREX decking seen here. These enhancements highlight the quality of the homes.

The primary bedroom is filled with light from a run of windows that also provide views to the backyard and surrounding trees.

The model features the upgraded deluxe bath that includes a long vanity with dual sinks, a large shower, and a freestanding tub.

According to the builder, the upgraded deluxe bath is popular with buyers and highlights a pivot away from just the shower and an increased demand for tubs in the primary bath.

The home includes two secondary bedrooms and a loft that could option as an additional bedroom. The bedrooms share a bath accessed off the hallway.

The Crosby secondary bedroom

The laundry room caters to modern family needs with a sink, space to fold clothes on top of the washer and dryer, a rod to hang clothes along, and cabinets for storage.

One of the defining characteristics of Sadler Square is its intentionally scaled neighborhood plan. At 130 homes, the community avoids the feel of a sprawling mega-development while still being large enough to create a strong sense of community identity. The site planning focused heavily on creating a cohesive streetscape, preserving a neighborhood-oriented feel, supporting front-load garage product in an attractive way, maximizing livability and outdoor space, and providing convenient access throughout the community. The crawl space foundations and tailored architectural approach were also intentionally selected to align with Richmond-area buyer preferences and regional construction expectations. The tour continues with the Everly.

The Everly is 3,503 square feet with 4 bedrooms, 2.5 baths, and a 2-car garage. This home includes a first-floor primary suite, which has resonated strongly with buyers seeking accessibility and multi-generational living solutions according to the builder. Note the clever inclusion of unfinished storage space on the upper floor that can option into an additional bedroom. Buyers are always looking for storage opportunities, so this space is a win-win. The model includes the optional spa bath in the primary suite. The Everly is 39’-6” x 62’. The home is modeled in reverse.

Sadler Square launched as part of Miller & Smith’s broader “Feels like coming home” marketing campaign theme, which emphasizes warmth, belonging, craftsmanship, and emotional connection rather than purely transactional homebuying messaging. The marketing strategy intentionally balanced aspirational design with emotional relatability. Rather than focusing solely on features, the campaign highlighted how the homes support everyday life, family gatherings, entertaining, and creating new memories. Messaging such as “Crafted for Richmond. Inspired by You.” and “Modern Living Meets Local Charm in Short Pump” helped position the community as both locally rooted and architecturally fresh.

The powder room is located at the front of the home, just off the foyer. The design team brought charm to the space with color, wallpaper, and even greenery.

According to the builder, many buyers are prioritizing flexible spaces that can evolve over time to accommodate work-from-home needs, visiting family, aging parents, or children’s activity spaces. Each home in the collection has a ground floor flex space that supports this range of uses.

The great room starts with a welcoming kitchen with a large island that people can belly up to. The space includes plentiful storage with a walk-in pantry tucked between the oven and refrigerator. There is also a lot of prep space due to the included island.

Miller & Smith utilizes a professionally curated design and selections process that allows buyers to personalize their homes. Design finishes that have been especially well received at Sadler Square include: warm walnut shaker cabinetry, muted brass fixtures and hardware, layered natural textures and earthy color palettes, and transitional farmhouse-inspired finishes.

The great room starts with the kitchen and opens up in one big space along one side of the home. This layout allows for windows along two sides of the space, which fills the room with light.

The homes at Sadler Square were specifically designed for the Richmond market and reflect extensive research into how local buyers live today. The collection focuses on flexibility, livability, and architectural distinction and layouts designed to support everything from entertaining to multi-generational living. Across the collection, the homes feature open-concept floor plans, generous kitchen and entertaining spaces, crawl space foundations, and front-load garages.

The seating area is enhanced with a beamed cathedral ceiling, a run of tall windows complete with transom windows above them, …

…and a modern fireplace with charming built-ins on either side.

The model includes the optional deck that extends the gathering areas outdoor. What a great place for an alfresco dinner.

The primary bedroom is located off the great room. The design team thoughtfully preserved the bedroom’s privacy with a vestibule and by turning the door 90 degrees to tuck it away.

The first-floor primary suite layout in the Everly is not only an appealing feature but also offers diversification between the homes in the community, allowing them to cater to different buyer needs.

The plentiful storage continues into the primary bath with a full linen closet complete with shelving.

This primary bath includes the optional spa bath. The layout places the tub in the shower starting with the shower setup complete with dual showerheads.

The tub is supported with a shelf near the window and a long bench, which would work well to hold a towel or toiletries while in the bath.

The walk-in closet is spacious and includes a door for direct access to the nearby laundry room.

The Everly laundry room

The home layout provides great functionality with features like the drop zone and coat closet in the family foyer that opens to the kitchen on one side and the laundry room on the other. The door to the primary suite off the laundry allows residents to go from the owner’s entry into the suite without having to go through the great room.

The upper floor consists of a large loft and three bedrooms, as well as the storage spaces. Builders Design thoughtfully merchandised one of the bedrooms as an exercise room to highlight alternative uses for the bedrooms.

All the secondary bedrooms are well-sized and share a hall bath.

The tour concludes with the largest home in the collection, the Arden. The model includes a charming front porch, a mix of stone and horizontal siding, and a pop of green at the front door. According to NHTI consumer research, 29% of consumers want a neutral exterior with a pop of color. The front door is a great place to give them that color.

The Arden is 3,791 square feet with 4 bedrooms, 4.5 baths, and a 2-car garage. The home has an optional bonus room on the third floor, offering flexibility for a home office, guest suite, playroom, or extended family accommodations. The optional full bath with the bonus room really enhances the function of the space. Both the optional bonus room and full bath are included in the model. The Arden is 39’-6” x 49’. The home is modeled in reverse.

As with the other homes, the front door opens on a formal foyer. Builders Design beautifully finished the space with a white board and batten accent wall combined with a warm wood accent ceiling and unique light fixtures that draw the eye out to the great room.

Instead of merchandising the study with a desk, Builders Design took a different route and merchandised a beautiful parlor complete with a bar cart, a charming alternate space for entertaining away from the great room.

Like the other homes, Builders Design brought color and interest to the powder room. This time with blue trim and wallpaper.

The design team thoughtfully segmented the homes, so each appeals to a different buyer. The Arden is the only home to have a formal dining room. While open to the hallway and the great room, dropped soffits and a corner column define the space and formalize it.

One of the most exciting aspects of Sadler Square has been the response to the community’s balance of design sophistication and genuine livability. Buyers consistently comment on how the homes feel warm, approachable, and functional rather than overly formal according to the builder.

The kitchen is the most important space to get right in the home. Getting it right used to mean different things, but now consumers are looking for function with a focus on enough prep space and storage.

The design team integrated multiple storage opportunities including cabinetry along two walls and in the island, as well as double doors that lead into a pantry.

The focus on functionality extends to the cabinetry with a lazy Susan-equipped corner cabinet that provides convenient access to storage in a difficult-to-reach location. Other lower cabinets include pull out drawers.

The space features crisp white cabinets and countertops, contrasted by a tile backsplash made up of sea blue hexagon tiles. The pop of color and unique shape add interest to the space.

According to the builder, extended outdoor living areas, including deck extensions have been popular upgrades.

This model features the screened porch with the extended deck, offering both covered and uncovered seating areas.

The loft is the gathering hub of the second floor. All of the bedrooms are accessed off this space, which provides an alternative gathering area to the great room or parlor below.

The primary bedroom has been beautifully enhanced with a coffered ceiling and board and batten wall detailing. The wood accents throughout the models bring a connection to nature into the homes, embracing natural materials.

The primary bath seen here is the standard one offered in all the homes: split vanities with an oversized shower. This shower is spacious and functional with showerheads on each side to support multiple people bathing, as well as including a bench along the back wall for toiletries or to provide a spot to rest.

The home includes three secondary bedrooms. By placing each bedroom including the primary at the four corners of the home, the design team provided additional separation and privacy for all.

The three bedrooms share a bath designed to be shared with a sink area and a separate toilet and shower room.

The Arden secondary bedroom

The third floor comes standard as unfinished storage space. The model features the optional bonus room with full bath. Builders Design merchandised the start of the bonus room as a cozy reading nook.

The bonus room option has been a popular upgrade and can support a range of uses including the game and media room seen here, a guest suite since the space includes a full bath, or a kids playroom. The opportunities are endless.

The Maison is the smallest home in the collection at 2,489 square feet. The two-story home includes 3 bedrooms, 2.5 baths, and a 2-car garage. The home expands the collection, blending open-concept entertaining areas with elevated architectural detailing and flexible family functionality. The Maison is truly a baby Crosby — 400 square feet smaller. The Maison is 39’-6” x 39’-6”.
