Northpark Lofts is a collection of two-over-two condominiums (two-story condos stacked on top of another two-story condo) by Tri Pointe Homes in North Bethesda, Maryland. Of the 34 units, 17 are Moderately Priced Dwelling Units (MPDUs) on the lower two levels and 17 are market rate homes on the upper two levels. The penthouse-inspired market rate condos consist of one floor plan that can flex between 2,535 and 2,550 square feet. The community opened for sale in December 2024 and sold out entirely in early 2026. These homes were priced in the high $700,000s and were particularly well-received with young professional buyers.

Situated one block from Pike & Rose (a vibrant, mixed-use development) and four blocks from the North Bethesda Metro's Red Line, the project was positioned to capture buyers seeking low-maintenance urban living with quick access to Washington, D.C. The community includes an amphitheater, two parks, a bicycle hub, playground, and paved walking trails. The neighborhood has two Tri Pointe projects – the Northpark Lofts, which will be the focus of this feature and are numbered on the site plan, and the Northpark Towns, which are four-story townhomes that are greyed out on the site plan. There are 34 Northpark Lofts on 0.89 acre, achieving a net density of 38.2 per acre.

KTGY designed the collection, helping Tri Pointe's DC Metro division bring a two-over-two condo product to market for the first time. The buildings feature bold brick facades, expansive vertical windows, and sleek black accents that bridge timeless craftsmanship with contemporary urban character. The building pads sit considerably higher than the street, which required a thoughtful solution to avoid a series of awkward, steep independent stair runs at each unit. The team resolved this by designing a single shared lead walk per building pod, with a few steps up to a central landing and then stairs turning sideways against the façade up to each individual stoop. According to the builder, this approach accommodated the site challenges and substantially improved the elevation design.

The tour will navigate through the Bellamy model, which is 2,535 square feet with 3 bedrooms, 2.5 baths, and a 1-car garage. The main living areas are on the 3rd floor of the building while the bedrooms and laundry room are on the 4th floor. Tri Pointe branded the homes as “Penthouse Condos” not only to position the product as a premium “lock-and-leave” lifestyle solution for low maintenance living and travel flexibility, but also to set clear expectations on the entry experience. The garage and front door both open to stairs that wrap around nearly two flights before reaching the main living areas. The purposeful messaging helped attract the right buyer and reduce surprises during the sales process. This floor plan is 24 feet wide.

With just one model, Tri Pointe went all out, selecting every available option for the Bellamy model to give prospective buyers a full picture of what the plan could deliver. For an efficient construction and sales process, however, every home’s structural selections were made at the team's discretion.
