FoundryLine, developed by McWhinney and managed by Greystar, is a 348-unit apartment building in the River North Arts District (RINO) of Denver, Colorado. The studio, 1-, 2-, and 3-bedroom units range from 506 to 1,964 square feet. The building includes 30 affordable units. Due to zoning capabilities, the building goes up to 17th stories, which is tall for the neighborhood. The community is across from the 38th and Blake light rail station, which is only 25 to 30 minutes from the airport. This prime location provides the city living experience and might even mean that a resident doesn’t need a car. After opening in Fall 2023, FoundryLine is 90% leased.

The design team found inspiration for the community in the history of the area. RINO and Five Points is a historically black area and a hotbed for jazz in the city with lots of old music venues. The community has a modern aesthetic outside and even brings the art into the exterior of the building.

Each year the RINO district hosts a Denver Walls festival, where local building owners can commission art for their buildings. McWhinney commissioned a mural by artist James Bullough out of Berlin, German. Here you can see him painting the mural during the festival. People can see this mural as well as the previous colorful entry mural from the nearby light rail as they pass or stop at the station.

McWhinney brought in Craine Architecture Inc. to design the community. The 105,000-square-foot parking garage is located on Levels 2-4 and includes 282 spaces while with the apartment complex lobby, mail room, and 14,000 square feet of retail are located on Level 1. The complex boasts 348 units on Levels 5-17, including 110 studios, 146 one-bedroom units, 86 two-bedroom units and six three-bedroom units. The 16th and 17th floors are home to the penthouse units and the main amenities.

The team wove music and the area’s history throughout the building with features like the art piece over the welcome desk, which is a visual representation of a song. The community has an art program with local artists on display.

FoundryLine is designed for young professionals as well as empty nesters. The interiors are mature in design, with a palette that can appeal to all, according to the developer.

McWhinney brought in AvroKO, an interior design firm out of New York to do the interiors for the shared spaces and amenities as well as the apartments. Known for their work in hospitality, AvroKO brought a unique take on the merchandising that feels more like a boutique hotel than your typical apartment.

The portrait in the lobby lounge is of Ron Miles, a beloved and famous trumpet and cornet player. He was a prominent figure in the Denver jazz scene before his death in 2022. He was inducted into the Colorado Music Hall of Fame in 2017. Not only does the art pay homage the area’s history, but it also could inspire residents to delve into the story behind the art and the artists.

The reference to music isn’t just jazz, it’s hip hop and R&B, too. Note the lyrics on the walls of the lobby that start with The Sugarhill Gang’s Rapper’s Design (1979)… "I say the hip hop…”

The design is a tribute to Jazz and Hip Hop, with art installations that transform vinyl records into visual masterpieces and a fine art collection that tells the stories of musical pioneers.

The apartment complex amenity spaces include a fitness studio, yoga area, sauna and steam room on Level 16 and a clubhouse, amenity deck, rooftop pool and hot tub on Level 17. The community also benefits from sweeping panoramic views of the Rocky Mountains and Denver skyline through oversized windows in homes or in the amenities.

The 17th floor includes the Sky Lounge and Deck, adorned with expansive lounges, co-working spaces, grills, cabanas, and more.

The community offers monthly social events, classes, and resident programming. Along with a concierge, the building has a 24-hour door person.

The interior blends a cozy palette of warm woods, ambient lighting, and forest green with sophisticated features like a fireplace wall, flowing curtains, and white coffered ceilings.

The Sky Lounge and catering kitchen support events, both formal and casual.

The 16th floor is dedicated to health and well-being. The floor includes an indoor/outdoor fitness center, movement and barre studio, and expansive spa. The sauna (seen here), has been a wow factor to the renters, according to the developer.

FoundryLine currently has two models (plans S1 and P7), but when photography was taken Plan B4 was modeled. This 1,038-square-foot home has 2 bedrooms and 2 baths.

AvroKO brought a Scandinavian vibe inside the model with clean lines and natural materials. Kitchens include soft close cabinets, quartz countertops, sleek matte black fixtures, energy star, stainless steel appliances.

Each bedroom occupies its own corner of the apartment for optimal privacy.

Apartment amenities include Ecobee smart thermostats, a keyless entry system, generous walk-in closets and storage options, designer roller shades, luxe plank flooring, and a cutting-edge internet package.

These spa-inspired baths with ceramic tile carry over the luxury feel of the rest of the apartment.

FoundryLine includes a range of floor plans including studios, 1-, 2-, and 3-bedroom homes. This feature will conclude with an example of each. Plan S1, which is currently modeled, is 540-square-foot studio with 1 bath. The space is efficiently laid out. Located just off the entry is a large storage closet that includes the washer and dryer. According to the developer people love in the in-unit storage. Spaces like this could accommodate a bike or even support a mud room. Studios are the most community unit type offered in the building.

Plan A3A is 742 square feet with 1 bedroom and 1 bath. This plan even makes room for side-by-side laundry appliances, which is a rare feature for many apartments.

Plan B7 is 1,122 square feet with 2 bedrooms and 2 baths. The wide layout allowed designers to tuck in bedrooms on both sides of the main living areas without squeezing the kitchen or great room.

The building also includes several penthouses. This penthouse plan (P7), which is modeled, is 1,964 square feet with 3 bedrooms and 2 baths. Most penthouse plans are considered “upgraded homes,” meaning they benefit from premium features like matte black appliances, waterfall countertops, upgraded appliances, and even wine fridges and wrap-around terraces in select homes.
