Vista Walk, La Habra by Olson Homes is an infill community comprised of 3-story townhomes, 2-story triplexes, and 3-story carriage homes in La Habra, California. The 10 floor plans offered at Vista Walk range from 1,104 to 1,803 square feet, achieving a net density of 23.9 per acre. According to the builder, there is pent up demand for newer housing in La Habra since no new housing stock has come to market there in quite a while. Since its grand opening in March 2024, Vista Walk has sold 72 homes as of October 2024. Olson sees a lot of first-time buyers that are local or moving from other parts of the Orange County and Los Angeles areas for better attainability. Prices start in the low $700,000s.

Vista Walk is a 4.9-acre infill site that will have 117 homes upon completion. Though there are 10 floor plans, there are a total of 24 variations due to different garage layouts based on location within the site. Some homes have side-by-side garages, and some have 2-car tandems to help increase density. According to Olson, the side-by-sides are preferred, but buyers have been willing to take the tandem garage plans to buy into the community. It’s rare to see so many floor plan options in an infill site, but Olson has seen the payoff, with 72 homes sold in less than 8 months since their grand opening. Vista Walk is gated with its own amenities including The Lawn, The Picnic, The Lounge, The Court, and The Wag dog park, which tuck pockets of open-air living and recreation throughout. Beyond the gates, La Habra is a highly desirable location with a small-town feel and some of the best Korean cuisine, as it’s near the vibrant Korea Town section of Beach Boulevard.

The homes at Vista Walk are alley-loaded and front onto green belts, paseos, and amenity spaces depending on the home’s location within the community. Many homes also have front porches and decks that provide private outdoor space. These outdoor spaces often look out to the green space that the homes front on and further connects them to the outdoors and to the community. Olson Homes worked with KTGY to design the collection in a Spanish style that works well with the surrounding architecture of the city. The tour begins with Plan 3, which is a corner unit in most cases, except when paired with a tandem garage.

Plan 3B is 1,395 square feet with 3 bedrooms, 2.5 baths, and a 2-car side-by-side garage. This floor plan efficiently tucks in a walk-in pantry and extra space in the garage for storage. According to Olson, this is the most popular plan in the Vista Walk collection.

Olson Homes features a sleek, contemporary kitchen in the Plan 3 model, with flat panel cabinetry, low profile hardware, and high contrast palette. According to the builder, some of their most popular upgrades are seen in the kitchen with cabinets, countertops, and sinks.

The design team optimized the space under the stairs for a walk-in pantry that adds valuable storage space to the home. Under-stair space isn’t always the easiest to utilize, but built-in shelving helps add structure.

Although most buyers do not have children, Olson anticipates that many will start a family after move-in. There are two secondary bedrooms on the third floor that can accommodate a growing family. According to NHTI consumer research, the majority of homeowners and renters (89%) believe a front porch adds value to a home. This space not only provides a connection to the outdoors, but also to the community beyond.

According to Olson, they had a 10% accessibility requirement, and therefore put accessible powder rooms on the ground floors of select floor plans. Townhomes with ground floor bedrooms, like Plan 7, did not have the footprint to fit both a bedroom and accessible powder room, so the builder opted to design it into floor plans like Plan 4 that only have the entry and garage on the first level.

One of Plan 4’s three bedrooms is tucked just behind the kitchen. While it can support one of the residents, it can also be a convenient office/guest room as merchandised. With 44% of Vista Walk buyers single, divorced, or widowed, and a smaller percentage of married couples moving in with kids, not all buyers need a third permanent bedroom. This space can support a variety of needs while being close to the main living areas.

Olson identified their buyer profile to be primarily Asian for this community, for which it is a cultural norm to care for aging parents. The design team made the thoughtful decision to make this ground floor bedroom larger than typical secondary bedrooms to expand the floor space where relatives or guests could comfortably open and lay out luggage.

This bedroom can also option in a cabinet that could be a mini coffee bar as it is merchandised. This coffee bar makes the ground floor bedroom feel more autonomous from the rest of the house, utilizes otherwise unused space, and originated from buyer feedback. The Olson team discovered through focus groups that climbing stairs for a cup of coffee was a pain point.
