Brookfield Residential returned to the luxury market after nine years to deliver the final homes at Orchard Hills. Vista in Summit at Orchard Hills is an enclave of 73 homes ranging from 3,500 to 4,931 square feet. Secluded behind private gates overlooking the cityscape of Irvine, California, Vista is designed for mature and multigenerational families, both local and international, who seek privacy, prestige, and convenience. Since opening for sale in May 2025 and opening models in July 2025, Brookfield has sold 21 homes. Prices start at $3 million.

Brookfield is one of three homebuilders finishing out the final phase of Orchard Hills. Their collection, aptly named Vista, offers some of the best views in Orchard Hills and all of Irvine. Vista’s homesites range from 4,500 to over 14,000 square feet, averaging approximately 6,500 square feet and obtaining an average net density of approximately 4 per acre.

Brookfield worked with Roberty Hidey Architects to design the collection. Their vision to create “a blend of timeless contextual architectural elegance and modern innovation,” is evident in their fresh takes on three classic styles: Santa Barbara, Italianate, and Formal Spanish. The tour begins with the Aliento, which is modeled in the Santa Barbara elevation style. The second story deck is expanded into a larger outdoor room when the optional multigen suite is added below.

The Aliento plan starts at 3,500 square feet and reaches 3,968 square feet as modeled with structural options. The model features 4 bedrooms, 4.5 baths, a 2-car garage, and is 40 feet wide. At the home’s core is an open great room, gourmet kitchen, and an upgraded grand dining room that extends to wrap around the covered loggia. Additional upgrades include a prep kitchen in lieu of a home management center and a full multigenerational suite with a private entry, full bath, and retreat space in lieu of a standard ground floor bedroom. Upstairs, two secondary bedrooms with ensuite baths join a primary suite and bonus room. The floor plan's flexibility addresses the personalization and elevated living Vista’s target buyers are looking for.

The Aliento’s entry sets a strong impression. The wood ceiling foyer leads into a two-story hallway with clerestory windows that flood the home with natural light. CDC Designs merchandised the models to reflect what they believe today’s savvy homebuyers care about most: wellness, seamless connection to the outdoors, and a sense of scale and comfort. The kitchen reflects the extensive range of design selections that cater to homebuyers’ diverse style preferences. According to the builder, buyers are particularly drawn to updated cabinet offerings such as their new "Skinny Shaker" profile cabinets, transitional beveled cabinets, and flat-panel Shinnoki wood doors. Other design features like natural stone countertops, ambient lighting, and smooth drywall finishes resonate with buyers. Their approach was to ensure outdoor areas are engaging and enjoyable at any time of day while being thoughtfully placed to enjoy the great views. The Aliento model supports various activities like alfresco dining while enjoying the sunset under a pergola.

A defining feature of this home is the optional casita in the backyard, which brings the living area up to 5 bedrooms and 5.5 baths.
