Developed by Capstone Communities, the Villas at Nexton is a built-to-rent community of attached and detached cottages located in the master-planned community of Nexton in Summerville, South Carolina. The homes range from a 576-square-foot one bedroom to a 1,440-square-foot three bedroom home. Since the community includes a mix of attached and detached homes, the approximate net density is 11 per acre. The community recently held its grand opening ribbon cutting ceremony in November 2022 and has been well received. As of February 2023, rents start around $1,500 and go up to over $3,000 per month.

The Villas are located on a 25-acre wooded site within the Nexton master plan. The site is bordered by wetlands with lots of mature trees on multiple sides and includes several ponds that separate it from the main road. The community will include 282 homes with many of the homes plotted around shared green spaces. The Capstone team places a high value on creating a sense of community within their neighborhoods. To do this, the team worked closely with Nequette Architecture & Design to create the land plan for the community and design the homes. The team started by mapping out the sidewalks to look at the connectivity of the site and clustered homes around shared green spaces to bring residents together. Plans are highlighted in a range of colors with the clubhouse and amenities in red on the site plan.

What makes this neighborhood unique? The cottage-style concept fills the gap between apartments and buying a home. Residents get to enjoy the luxury of having their own home without anyone above or below them and the amenities and low-maintenance living of an apartment complex. These homes provide a missing middle in the larger Nexton master plan. Plus, part of the team’s goal for the community to look and feel like any other for-sale portion of the master plan.

Capstone Communities’ mission is to “be an innovative company dedicated to serving people, building community and delivering exceptional experiences that stand the test of time.” Capstone Communities was formed in January 2012 as part of the restructuring of Capstone Development, the most active and experienced developer of student housing in the country for more than 21 years. The team built their first built-to-rent development in Huntsville, Alabama and now is in construction for 10 communities in the southeast.

Residents get to enjoy their own amenities, as well as use the amenities in the larger Nexton community. The community includes a clubhouse with a business center, conference room, a seating area with TV, and 24/7 gym. The nearby resort-style pool has a large deck with seating and fire pits. The community also includes a small playground. Capstone would usually include a dog park, but a regional park with a dog park is being built next door in Nexton, so it is not needed within Villas neighborhood.

Whenever Capstone starts a new community, they dig into who they serve and what their needs are. The Nexton community has a wide range of renters, but they narrow down to three core groups: right out of school singles or couples who can’t or don’t want to buy (replacing the starter home for many), people migrating to the Charleston area who are not ready to buy and rent so they can learn the area or rent while their home is being built, and finally, mature singles and couples who use this as their second home near their grandkids or as a full-time home that is low maintenance.

The clubhouse functions as leasing center as well as a rec facility for residents. The community also includes a package service, 24/7 on-call maintenance, and has a property manager on site.

The pool area also includes a large deck with lounge chairs as well as picnic tables and Adirondacks. The white building in the back with all of the glass includes 5 units of the Palmetto plan, which is a unique loft-style home that will be highlighted later in the feature.

Instead of integrating garages with each home, Villas provides first come first serve, surface parking. The team limits cars to one per lease holder. Guests are welcome and can park wherever they'd like. Garages are available for an additional fee. On-site electric car charging stations support residents’ charging needs.

Part of how the team designed the community to bring people together is the front porch living. Not only do homes have private yards, but they also have functional front porches that offer front shared green spaces. The porches have become a fun feature beyond a great way to see your neighbors. The community holds contests, encouraging residents to decorate their porches.

The front porches help people get out of their homes and meet their neighborhoods, and the green spaces, which are large enough to “throw a football” further support that.

Some of the homes are paired in a twin layout. Some are attached front to back versus side by side and only share one wall. The first model is part of a twin building with the Alder/Ash plan at the front seen here. This layout makes these homes feel like one large detached home versus a duplex.

The tour begins with the 2-bedroom Birch/Blackberry plan as part of a twin configuration. Note how it looks like one long SFD home. The design team created the homes with a traditional cottage look that blends well with the larger Nexton community and the low country environment across the Southeast.

Each home benefits from a smart home technology package that includes a ring doorbell, high-speed internet and more. With their smart home technology package, residents can enjoy a smart thermostat, lighting controls, doorbell camera and keyless entry. All of this can be controlled through either the in-house hub display or through an app that you can download on your personal tablet or smart phone.

Despite being just over 1,000 square feet, the homes include 9- to 12=foot ceilings that, paired with large or clerestory windows, make the space feel even bigger. Also note the integration of wood grain flooring throughout. Material choices are key in a built-to-rent community where the developer has to worry about turnover and wear and tear.

The Palmetto Loft is a unique plan with only 5 of them in the community. Located in the heart of the community near the clubhouse (seen earlier in this feature), they face the pool and provide open living with a bedroom loft looking down to the main living area. The plan is popular with younger, more creative residents in their Alabama community and the team is expecting a similar renter at Villas at Nexton. The plan is 749 square feet over two-stories with 1 bedroom and 1 bath.
