Rising in the heart of Washington, D.C.’s emerging Buzzard Point neighborhood, Vermeer offers 501 residences and an extraordinary living experience. Toll Brothers Apartment Living partnered with KTGY, LandDesign, and Streetsense to deliver luxury studio, 1-, 2-, and 3-bedroom residences along with upscale amenities including a rooftop pool, fitness center, elevated courtyards, coworking areas, and nearly 360-degree views, to name a few. The community’s name is an ode to the famous painter, and the building evokes timelessness with artistic whimsy inside and out. Since welcoming its first residents in December 2024, Vermeer is already 53% leased. Rents for the available units start at $2,051 per month as of August 2025.

Ground-floor activation and walkable metro stops create vibrancy at the street level. Vermeer has approximately 37,000 square feet of retail space. The community’s first retail tenant, a 19,000+ square-foot Gold’s Gym location, is set to open this fall.

KTGY designed Vermeer with the guiding principle of “sophisticated irreverence,” which from an architectural standpoint, translated to traditional materials assembled in slightly unexpected or unique ways. The building is composed of brick and metal paneling, with twisting motions between every three floors…

…and window popouts that keep the exterior oscillating to create subtle, playful movement juxtaposed against the static brick.

Above two levels of parking, the ground floor is primarily reserved for retail. The rest of the space includes two lobbies, the leasing office and concierge, mail center, and pet spa.

A high ceiling lobby centered by a bold chandelier establishes Vermeer’s artistic brand from the first impression. Unique railings along the stairs and upper floors and the vibrant color infused into the space add to the charm.

This space is anything but basic; embracing Vermeer’s artistic vision. The vibrant turquoise walls, the mix of tile flooring, the oversized windows, and multiple pieces of art lining the walls, make this lobby feel like a boutique hotel.

The efficient building plan maximizes the site’s triangular geometry while offering around 55 different floor plans, amenities and terraces throughout, and elevated courtyards bringing outdoor space into the community. The Vermeer spreads across 13 floors, with the top floor being reserved for a pool deck, terraces, outdoor kitchen, great room, game room, lounge, private dining, and a wellness center. …a coworking lounge spans the middle wing of the building. This dynamic space features conference rooms, booths, and a coffee bar. Views to the Frederick Douglass Bridge provide inspiring backdrops for residents working remotely.

The elevated courtyards not only bring natural light into interior residences but also provide a serene connection to the outdoors amid an urban context.

Landscaping tucked throughout seating areas breathes life into the courtyard. Residents can enjoy some sunlight, gather with friends, and even peer into the next-door Audi Field.

On the top level of Vermeer, the great room expands socialization opportunities and maximizes the spectacular D.C. views.

According to the developer, one of the most popular amenity spaces at Vermeer is the great room. This rooftop lounge offers plush seating around a double-sided fireplace and retractable glass doors to an outdoor terrace.

Vermeer’s community management team plans a calendar of events to help residents connect and make the most of their time at home. Some past events have included “dive-in” movies at the rooftop pool and paint-and-sip classes.

Vermeer sits along Potomac Avenue, which is a wide street with wide sidewalks, designed to accommodate people walking from the metro to soccer games at Audi Field. The width allowed Vermeer to reach the tallest building height in D.C. at 13 floors, which ultimately provides unparalleled views.

The tour will continue through the staged unit. B16 is a 1,137-square-foot 2 bed, 2 bath unit. This plan is always located at the end of the building wings, facing Potomac Avenue. The angled floor plan works with the triangular site but also contributes to the playful architectural movement visible from the outside.

As an end unit, the B16 benefits from almost floor-to-ceiling windows on two walls that maximize natural light and views of Audi Stadium, the Frederick Douglass Bridge, and the interior courtyard.

Residents experience a luxurious lifestyle by living in a prime location and having access to thoughtfully curated amenities; but the details are really where Toll Brothers Apartment Living’s luxury experience shines. Residences include quartz countertops, flat panel cabinetry, matte black fixtures, stainless steel Samsung appliances, and smart home features, including app-enabled keyless entry and smart thermostats.

The interior designer, Streetsense, staged the unit to complement the community’s sophisticated, artistic branding.

B15 secondary bedroom

There are currently 55 floor plans available at Vermeer, including a mix of studio, 1-, 2-, and 3-bed units. S2 is the smallest unit available as of August 2025. This studio is 476 square feet starting at $2,072. According to Toll Brothers Apartment Living, studios and one-bedroom units have been the most popular.

One-bedroom units are typically around 600-730 square feet. The A6 is 643 square feet with 1 bedroom, 1 bath, and a stacked laundry unit. Note the inclusion of a peninsula along the kitchen which provides a dedicated dining space and separation between the kitchen and living room.

Three-bedroom residences are typically corner units or penthouses that cap the end of the building wings. The C5 is a penthouse and the largest floor plan currently available at 1,556 square feet with 3 bedrooms, 3 baths, and a terrace spanning the width of the plan. The base rent for this plan is $10,468 per month. The mix of floor plans creates segmentation that allows various household types with various budgets to find their home in a luxury community.
