Homes by Thrive built the Quarry Trails Single-Family Homes, located in Columbus, Ohio, to create a modern living experience that reflects the principles of New Urbanism: walkability, thoughtful density, access to nature, and a strong sense of place. These homes offer a higher-end, low maintenance option within the larger master plan. They strike an ideal balance between the natural landscape and the built environment, a rare offering in the market, according to the builder. With 11 floor plans ranging from 2,161 to 3,497 square feet, this collection speaks to buyers seeking an active, social lifestyle. Since opening for sale in May 2021, Homes by Thrive has sold 57 homes, attracting a mix of buyers including young professionals, couples, downsizers, relocators, and others moving from more traditional suburban neighborhoods. Upon completion, there will be 300 Single-Family Homes at Quarry Trails. Prices start in the mid-$700,000s as of August 2025.

Quarry Trails is a vibrant mixed-use master plan developed by Thrive Companies. Their homebuilding division, Homes by Thrive plans to build 500 for-sale residences, over half of which will be Single-Family Homes (the focus of this feature). These detached homes employ a pocket neighborhood layout to promote neighborly interaction and shared green spaces. Lot sizes vary throughout the community, but typical home sites are around 35 x 64 feet (2,240 sq. ft.) or 56 x 64 feet (3,584 sq. ft.). Currently under construction on Block 2, the builder is actively launching their next release of 100 additional homes. Beyond the homes, residents have access to a range of amenities including a gym, café and bar, spa, and the 180-acre Metro Park. While the low maintenance living appeals to buyers, Homes by Thrive recognizes that the lifestyle is what really draws people in.

New Avenue Architects & Engineers and Drewno Designs designed the Quarry Trails Single-Family Homes with an architectural vision deeply rooted in Scandinavian "hygge"—a philosophy that emphasizes cozy, comfortable, and serene environments that feel at home within wild and rugged landscapes. This ethos translates into a design language that blends natural and industrial elements with modern simplicity and warmth. The tour starts with the Teton, which is modeled in bold, black siding.

The Teton is 2,906 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. This two-story home features a primary-down configuration that maximizes convenience while maintaining separation between public and private spaces. Note the strong connections to the outdoors and ample storage space. This plan is 45 feet wide.

Just beyond the Teton’s foyer, the great room commands attention with a vaulted ceiling, expansive windows that frame views to the surrounding landscape, and a tall stone fireplace. The dropped soffit between the great room and kitchen keep the spaces open yet defined.

The tour continues with the Vinson model, where the asymmetrical stone façade makes a lovely architectural statement. Every detail at Quarry Trials is intentional: limestone-inspired stone pays homage to the site's quarry heritage; large panes of glass provide expansive views of the surrounding natural features; and metal accents subtly reference the industrial past. In addition to shared green space between homes, the front porch living promotes a neighborly environment.

The Vinson is 3,065 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. Like the Teton, the Vinson is a primary-down plan, but has a loft accompanying the two second floor bedrooms. Despite being alley-loaded, this 45-foot-wide home is strategically laid out to offer outdoor living on both sides of the great room.

The living room, dining area and kitchen are grouped together in one, long great room that is flooded with natural light. High fencing between neighboring properties enables maximum glazing without sacrificing privacy.

Homes by Thrive prides themselves on guiding people through the homebuying journey. These homes are semi-customizable, so after helping buyers pick the plan that suits their needs, they work with buyers to personalize their homes. According to the builder, popular upgrades include stacked kitchen cabinetry, integrated appliance panels, upgraded lighting packages, hardwood flooring throughout, multi-slide patio doors, and Sierra Pacific windows.

According to the builder, sales have been steady, with an average absorption rate of around 1.5 homes per month. Homes average 2,986 square feet with an average final purchase price of $950,000 ($319 per square foot).

Landscape architects Blendon Gardens and MKSK incorporated thoughtful landscape designs that grounds the homes in nature.

Homes by Thrive recognizes that most of their buyers are design-conscious and want a home that reflects their style. Since these homes are semi-customizable, they get to choose their floor plan, elevation, finishes, and upgrades, so it feels personal and intentional. The models even highlight potential personalization options like the two-tone cabinetry between the cabinets and the island, as well as the lighting choices.

The smallest of the 11 current plans is the Flint, which is 2,161 square feet with 2 bedrooms, 2.5 baths, and a 2-car garage. This plan is 27 feet wide.

The Obsidian is 2,252 square feet with 2 bedrooms, 2.5 baths, and a 2-car garage. While 3 bedrooms tend to be the minimum in our industry for detached homes, this home has two bedrooms, which allows it to support a different lifestyle that does not need as much space. This plan is 27 feet wide.

The Limestone is 2,397 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. While the Obsidian places the patio at the back of the home alongside the garage, the Limestone carves the patio into the great room like a side courtyard. This plan is 27 feet wide.

The Shale is the only three-story plan in this collection. This home is 2,620 square feet with 3 bedrooms, 3.5 baths, a 2-car garage, and private outdoor living on every floor. The first two levels live like a traditional detached home with the main living areas on the ground level and the bedrooms on the upper floor. The third floor includes a bedroom, full bath, loft, and deck. This upper floor could function well as a guest suite or even for an older child living at home that wants some privacy. The Shale is 27 feet wide.

The Rainer is 3,018 square feet with 3 bedrooms, 3.5 baths, and a 2-car garage. Entering 3,000+ square feet, this plan makes room for a decently sized great room plus the primary suite, and an office on the ground floor. The Rainer is 45 feet wide.
