New opportunities or challenges often lead to innovation and that is exactly what happened at Finley, a build-to-rent townhome offering from a partnership between AHV Communities and McWhinney. This was a project of firsts for AHV: the first time they did more than a 2-story attached offering and the first time they built within a master-planned community. Finley is in McWhinney’s Baseline community in Broomfield, Colorado; though, it is a community within a community since it includes its own amenities for residents.

Finley offers two- and three-bedroom townhomes ranging from 1,244 to 1,516 square feet. The site is 5.6 acres on 2 parcels with a quarter of an acre reserved for amenities. At build out, Finley will be comprised of 142 townhomes meaning the community obtains a net density of 25.36 per acre. Currently, about 80 homes are built and 60 of those have been leased. AHV started pre-leasing in Spring 2024 and the first move-ins occurred later that year in July and August. Pricing starts at $2,794 per month as of July 2025.

Baseline is a newer community that brings an urban energy to a more suburban location, while embracing a connection to the outdoors. Finley embraces the inspiration for Baseline with a denser, more urban townhome product and connections to green space woven throughout the site. Homes either front green space or have a deeper front yards that separate the front of the homes from the street.

AHV wanted these townhomes to be urban-centric and modern. It was key to prioritize walkability so residents could easily get out, walk or bike around the community, and take advantage of the larger Baseline master plan. Retail stores and boutiques are coming soon around the area, which will add the “urban” feel to the community. In addition, Finley has a walking trail that connects to the larger community.

AHV Communities worked with KTGY to plan the site and design the collection. While the site proved challenging, the design team created a successful site plan and 3 floor plans. The community includes 3 to 4 building types with 2 elevation designs: contemporary and farmhouse. Color and materials add interest to the denser offering and help to define the different homes.

The upper floor includes the primary bedroom, as well as a secondary bedroom. While the community caters more to singles and couples versus families, CLI merchandised this secondary bedroom as a kid’s room to highlight the opportunity for a single parent or young family.

Finley includes two additional floor plans. The Condor is the smallest in the community at 1,215 square feet. It has 2 bedrooms, 2.5 baths, and a side-by-side, 2-car garage. Instead of being part of the row of homes, these units are tacked on at the end of the buildings.

The Warbler ranges from 1,325 to 1,370 square feet with 3 bedrooms, 3 baths, and a 2-car, tandem garage. This home includes the main living areas and one of the bedrooms on the second floor with the remainder of the bedrooms on the third.
