The Edith by C.W. Urban is an urban infill offering located in Salt Lake City, Utah. This boutique collection of townhomes only includes 23 homes for sale. Plans range from 1,545 to 1,964 square feet, and the collection obtains an approximate density of 23 per acre. After opening for sale in March 2019, the Edith sold out in record time with 21 out of 23 homes already closed as of October 2019. Prices started in the $400,000s.

C.W. Living is a local private builder that prides itself on building a legacy with its projects, a legacy of quality communities that transform neighborhoods. Every project is named after the women in the builder teams’ lives who inspire them, “to embody the strength, wisdom, determination, and beauty of women who inspire us from the past, present, and future.” This tradition all started with the owner naming the first three projects after his daughters, and then it became a movement for them—hence this project being named the Edith.

The site came with its challenges due to the tight constraints of the site. The hard corner and surrounding development made for a unique land planning challenge. In response, the design team came up with multiple plan widths and depths over seven different buildings to make the site work with wide enough alleys.

C.W. Urban worked with their in-house architect, Jon Galbraith with C.W. Design, to create this urban opportunity. The team starts their design process with parking, knowing that different buyers have different needs when it comes to garage space. The homes at the Edith are similar in size but offer a variety of parking options, such as one-car, two-car tandem, and two-car side-by-side garages. According to the builder, buyers are choosing their units based on which garage best fits their needs.

Instead of designing the homes with a specific life stage or demographic in mind, the team designed for a buyer looking for an urban lifestyle, which attracts a wide range of buyers, young and old. According to the builder, buyers are looking for a home in a vibrant part of the city that is low maintenance enough that they can also easily go away on the weekends up to the mountains. It’s all about the location and low maintenance. Located in the Ball Park district, near Salt Lake City’s minor league baseball team’s stadium, this site offers buyers opportunities for entertainment and plenty of great restaurants.

Since all the homes were predetermined based on the land plan, there is no top-selling plan, but buyers tend to flock to the street-facing façade units first, like these.

The architecture at the Edith was inspired by the historic homes nearby that include wood shingles, stucco, and masonry. The design team’s goal was to incorporate the same materials but with a modern twist.

These townhomes include outdoor living opportunities with second- and third-floor balconies. Some of the homes can even use their spaces to take in views of the nearby Wasatch Mountains.

The team did a great job of spending money where it makes the most impact. The alley-facing elevations that are not as visible from the street are kept simple with all-white stucco and no additional siding, whereas the street-facing facades have more materials and definition.

The tour only includes one model, which is an end-unit so it has windows on three sides. The elevation includes a beautiful mix of materials, from the brick on the ground level to the warm faux wood integrated on all three floors.

The home has a nice sized balcony off the living area on the second floor. Note the choice of railing, which continues the urban feel of the elevation. This outdoor space is given some privacy between units since it is bordered on three sides by the home and is only open to the street on the one side.

The front entry includes two doors into the home, one to the foyer and the other directly accesses a ground floor living space.

The model floor plan is 1,607 square feet with 3 bedrooms, 3.5 baths, and a single-car garage. This three-story home has a bedroom on the ground floor with the remainder of the bedrooms on the top floor. The plan is 16.5 feet wide. All the homes in the Edith include C.W. Urban’s Urban Flex room, which the team designed to help residents “work, play, create, and live.” This flex space can include a private entrance as it does in the model or sometimes is just accessed from the foyer. With the full bathroom included, the space can function as a bedroom.

In the model, the Urban Flex room functions as the sales office, so it is simply and functionally merchandised with a desk and chair. A space like this adds great options for the home, as it could work as a formal in-home office (due to the private entry), a formal guest suite, or even perhaps an Airbnb opportunity.

While simple, the design team spent money where it matters in the entry with the beautiful two-tone stairs. The matte black lever door hardware adds a more urban feel to the home.

C.W. Urban’s in-house team did the interior merchandising, bringing a fresh urban vibe to the home. The French door leads to the deck off the front of the home seen earlier, providing direct access to the outdoors.

The main living areas are grouped in one long great room, which makes the space feel bigger even though the home is only around 16 feet wide.

The home has two dining opportunities with space for a dining table as well as informal dining for four along the breakfast bar.

The kitchen has prep space as well as plenty of storage due to a walk-in pantry accessed near the refrigerator. The door at the back of the space leads to a second deck not seen in the floor plan that looks out to the alley. What a great place to barbeque.

The Edith offers two curated interior finish packages, which make things easy for buyers while giving them stylish interiors. The model includes package one that has Daltile vintage hexagon tiles as the kitchen backsplash, which is a trendy tile shape right now. The room also includes a mix of laminate cabinetry with both walnut and modern high gloss white finishes.

The stairs to the third floor are simpler than the stairs from the foyer, which makes sense since these lead up to the bedrooms and are mainly for residents.

The master bedroom is spacious with windows on multiple walls, including a high fixed horizontal window on the bed wall. The window layouts bring a contemporary vibe to the interior and exterior of the home.

The design team made some thoughtful, trendy choices, like including a barn door to the master bathroom, which adds interest while providing visual privacy to the bathroom.

The master bathroom continues the contemporary vibe of the home with flat slab cabinetry, quartz counters, and Delta Trinsic faucets in matte black. While the large shower is a great use of the smaller square footage, it is unfortunate that the home does not include a separate water closet for the toilet.

The Edith also includes two non-modeled floor plans. One is 1,568 square feet with 2 bedrooms, 2.5 baths, and a 2-car tandem garage. This three-story home has an Urban Flex space on the ground floor but with no bathroom. The rest of the floor plan layout is like the model with an open great room on the second floor and two bedrooms on the third. The plan is 16.5 feet wide.

The final floor plan has a two-car side-by-side garage, which shrinks the living space opportunities to only 1,515 square feet but obviously allows for more garage space. This three-story home has 2 bedrooms, 2.5 baths, and a two-car side-by-side garage. While most of the homes are 16.5 feet wide, this home is 20 feet wide. The home still has an Urban Flex space, but it does not include a private entry or benefit from a nearby bathroom.
