Christopher Todd Communities did not set out to build yet another build-to-rent community. They had a vision to create a recognizable brand that people would want to stay at or come back to like Marriott. People know what to expect when staying at a Marriott hotel and Christopher Todd Communities created the same thing for the build-to-rent space. The result: “A New Way To Live®” and the only branded Built-to-Rent community of its kind at the time. Before Christopher Todd Communities opened their first community in 2017, the team did qualitative and quantitative research into what people wanted and what was missing in rental communities. While there were a lot of single-family rental homes at the time, there were few, if any, rental communities of homes with amenities and events. The team prides themselves on building communities that resonate with the residents—a place where you feel like you belong.

Christopher Todd Communities at Estrella Commons opened July 2020 in Goodyear, Arizona. The community has a total of 286 homes that include a mix of paired one-bedroom homes sized 642 square feet and single-family detached two-bedroom homes sized 1,022 square feet. According to Christopher Todd Communities, the team typically sees millennials and boomers as the primary renters in their communities, but that changed at Estrella with 70% Gen Z and Millennials.

The Adirondack chair is a great choice for the Christopher Todd Communities brand's logo. The team chose the logo based on the resident experience and journey. The Adirondack chair represents the relaxation, rejuvenation, and finding your place. Moving isn’t easy, though the team works to help ease that pain point for residents. You know you are settled in when you get to sit in your comfortable chair and relax. The goal is to make their residents feel at home in their new residence and community.

Based on Christopher Todd Communities’ research, people value safety and security. All of their communities are gated with roving patrol. Residents also benefit from 24/7 on-call maintenance convenience, which gives them security as well as maintenance-free living.

The Christopher Todd Communities team wanted to create a community where everything residents want is within the gates of the community, like a mini master plan without the HOA dues. The difference between an apartment and a cottage home seen here is the cottage home is single level with no one above or below you in a walkable neighborhood. Residents are 10 minutes from Estrella Mountain Regional Park, just 20 minutes from Downtown Phoenix, and 30 minutes from the airport.

Residents can pair the home and community technology to their smart phone, Amazon Alexa, or Google Home to take advantage of voice technology integration.

The community offers an innovative hybrid of single-story, single-family rental homes with fenced maintenance-free backyards. Every Christopher Todd community has two home types (a 1- and a 2-bedroom) and a model of each. Since the best experience when people are not at home is being on vacation according to their research, the team designed the models with that in mind. The tour begins with the Seaside, which is a one-bedroom home. One half of a paired home, this one bedroom has 1 bath and is 642 square feet. The one-bedroom rental homes share a common wall with a fire separation barrier in between which helps mitigate noise.

Each home includes a 11x18” pet door and a private backyard, so pets can go in and out whenever they want. The community welcomes dogs and cats of all sizes, with breed restrictions, and limits to the number of pets per household.
