Cadence at Century Farm

Cadence at Century Farm is a 55+ community by Brighton in Meridian, Idaho. Brighton’s Cadence concept started in 2018 when they recognized active adult demand within their Paramount master plan. At the time, they had some full maintenance living options, but no age-exclusive neighborhood with differentiated amenity packages. Since their first Cadence community at Paramount, Brighton opened Cadence at their Bainbridge development, and now at Century Farm. According to Brighton, each Cadence community improves on its previous iteration. Brighton began home construction for Cadence at Century Farm in January 2022, and as of April 2025, only has a couple homes left for sale and for rent.

Cadence is 24.4 acres within the Century Farm master plan (in blue on the site plan). This enclave offers 124 homes that are a mix of front-loaded paired homes, carriage lane (or alley-loaded) detached homes, and one front-loaded detached plan. While most of the homes are for-sale, 30 are built-to-rent. Brighton saw a demand for 55+ rental in their first Cadence community and have since integrated rental into all three Cadence communities. According to Brighton, regardless of owning or leasing, all residents love and participate in the Cadence Lifestyle. The 55+ community has its own amenity center that is private for residents. Beyond Cadence, residents benefit from proximity to recreation like the Hillsdale City Park, a YMCA, golf courses, and other conveniences like food and retail.

While Century Farm features a few different builders, Brighton is the exclusive developer and builder of Cadence. …the Hillsdale city park and YMCA. Where smaller communities are limited on space and recreation, developers can often find success by taking advantage of their surroundings. Active residents can easily extend their morning walk or pop into the YMCA for a quick workout.

Most will find just what they need within the gates of Cadence. The 8,000-square-foot clubhouse is in the heart of the community and provides a community gathering room, private game room, weight room, yoga studio, indoor swimming pool, pickleball, and bocce ball.

Brighton designed the clubhouse to complement the Craftsman Cottage style of the homes. The more traditional elements like white stucco mixed with stone are given a modern touch with features like big black trim windows and metal awnings.

According to Brighton, lifestyle is everything. Their residents love the social connections initiated by their Cadence Lifestyle Director, Amanda Travers. The clubhouse is an inviting setting for events. Whether it is flower wreath making at 10:00, water aerobics at 10:30, samba classes at 1:00, or social hour with food trucks at 4:00, the event calendar is full.

The benefit of living in a 55+ neighborhood within an all-ages master plan is the ability to be near family while having your own sanctuary with likeminded active adults. Brighton was seeing a lot of extended families within Century Farm and dedicated their remaining undeveloped parcel to go all in on Cadence.

Though the YMCA offers nearby fitness and recreation, Cadence residents have access to an indoor pool, spa, and equipped fitness studio included with their HOA. These facilities are not only private to residents but also activated with classes that make fitness fun and easy.

An active adult community would not be complete without pickleball courts, which are seen here next to a bocce ball lawn. Open play is baked into the event calendar every morning at 8:00AM. One lesson that Brighton has learned in their development experience is that pickleball is loud, so location is important.

Cadence consists of paired homes, a detached home, and carriage homes, the last of which product type can be seen here. Brighton designed these low maintenance homes in a Craftsman Cottage architecture style with a lot of color variety that adds character to the community.
