Developed by Melia Homes, Cadence is a collection of three-story townhomes located in Covina, California. The six floor plans range from 1,290 to 1,940 square feet. The homes were designed based on four key principles: open concept kitchens and living areas, flex rooms that can support remote work, multiple levels separating living, working, and sleeping, and smart-home infrastructure and modern connectivity. This reflects how people live today – working from home, entertaining casually, and needing adaptable spaces. Since the model grand opening in July 2025, sales are moving at a steady pace according to the builder. Prices start in the low $600,000s.

According to the builder, the community’s name is symbolic. Cadence means rhythm – and that reflects the idea that life there should feel balanced. The vision was a place where people could establish their own rhythm of life – close to schools, neighborhoods, parks, and the city. Melia often describes it as “a harmony of comfort, convenience, and community.” Cadence was not just about building homes; it was about reimagining a piece of Covina. The site was previously a vacant grocery store surrounded by surface parking, which meant the land was underutilized in a city that needed more housing. The redevelopment transformed that parcel into a 97-home neighborhood with integrated retail and community spaces. This type of project reflects a broader vision: replacing outdated commercial sites with housing; creating walkable, mixed-use environments; and adding density in a thoughtful way that fits the neighborhood. It’s a great example of infill development done right.

Cadence isn’t just a collection of homes; it was designed to feel like a small neighborhood in the larger city of Covina. The community includes central open spaces, landscaped paseos between buildings, community gathering areas, a pool and spa, and outdoor seating and picnic areas. These elements were intentional because many attached home communities lack true neighborhood interaction. Cadence was designed to feel social, relaxed, and welcoming. Beyond the physical amenities, Cadence offers a strong family-oriented community, access to downtown Covina’s restaurants and shops, proximity to the San Gabriel Mountains for outdoor recreation, and reasonable commuting distance to Los Angeles and the broader San Gabriel Valley. This location gives buyers the suburban lifestyle with metropolitan access.

Melia Homes worked with SummA Architecture to design the collection. The team created a diverse mix of townhomes that appeal to a range of buyers. The exteriors have a colorful contemporary vibe that mixes materials and plays with the roofline. The diversity of materials and color along with the varied building sizes helps to create an eclectic community. The tour begins with Plan 1.

Plan 1 is 1,290 square feet with 2 bedrooms, 2.5 baths, and a 2-car garage. This home has a traditional tuck under layout with the garage and entry on the ground floor, living areas on the second floor, and bedrooms on the third.

AI Design merchandised all the models, giving each its own vibe.

The main living areas are grouped in an “L”-shaped great room with the kitchen at the heart. Smart design equipped the kitchen with key features that consumers are looking for with counter space and storage. Runs of cabinetry as well as a collection of almost floor-to-ceiling cabinets support the storage needs, while moving the kitchen sink off the island allowed for a more functional island and plenty of counter space.

At Cadence, Melia Homes’ offers buyers the opportunity to personalize their homes through their onsite design center, where they can work with the team to select finishes and upgrades that reflect their style and lifestyle. Because the design center is located right within the community, it makes the personalization process easy and interactive for buyers. Some of the finishes that have been particularly popular include light, modern cabinetry paired with quartz countertops, wide-plank flooring, and contemporary tile selections, creating a clean California aesthetic that feels both timeless and current. Buyers really appreciate the ability to customize their home while still benefiting from professionally curated design options, ensuring the final result feels both personal and cohesive.

The upper level includes two bedrooms. Both are of similar size, but the primary bedroom (seen here) also includes…

The other bedroom is located on the other side of the home from the primary and has its own en-suite bath with a tub/shower combo and a walk-in closet. This layout could support a range of potential buyers including a young couple, roommates, or a divorced parent with a child.

The tour continues with Plan 2, which is 1,496 square feet with 2 bedroom, 2.5 baths, and a 2-car garage. The major difference between Plans 1 and 2 besides square footage is the ground floor living opportunity with the den.

Great merchandising can help to highlight opportunities in a home. The entry functions both as owner’s and guest entry, so the design team created a drop zone in a niche by the stairs – a smart move as many people are looking for a space like this in their home even in California.

According to the builder, one of the biggest reasons Cadence exists is simple: People who grew up in the San Gabriel Valley increasingly cannot afford to stay there. Cadence was designed to provide entry-level to move-up ownership opportunities, new construction in an area dominated by older housing stock, and prices starting roughly in the low- to mid-$600Ks for new homes in Covina. That positioning opens the door for young professionals, first-time buyers, multigenerational families, and local renters who want to own. It’s modern housing at a price point that still feels achievable in Los Angeles County.

The open layouts appeal to buyers but are also a great utilization of the square footage.

Many builders always put the kitchen sink on the island. According to NHTI’s consumer research, 60% of homeowners and renters would prefer to have more countertop space with the kitchen sink along the perimeter of the space. The Melia team made a smart choice by including an island dedicated to prep and eating.

Like Plan 1, this home has two bedrooms of similar size on the upper floor.

The primary bath is the main differentiator between the two bedrooms, since it includes a vanity with two sinks, a shower versus a shower/tub combo, and a separate water closet.

The design team chose to highlight an opportunity for kids in this home with a charming bedroom with two twin beds.

The tour continues with Plan 3, which is 1,628 square feet with 3 bedrooms, 2 full baths, 2 half baths, and a 2-car garage. Highlights of this home include the den, ground-floor powder room, and the third bedroom.

The den provides a great opportunity in the home since it can flex to support multiple uses. Here, AI Design highlighted the space as a formal office.

Despite being an interior home, the color choices and materials connect the space to the outdoors and bring light into the heart of the home.

The home makes good use of the open great room with enough space to comfortably include a seating area and a dining setup for six.

Bring the outdoors in with materials and color. The kitchen would fit right in at the beach with the light-colored wood, white counters, and blue tile backsplash. Covina isn’t near the coast but this homes make it feel like it could be.

The coastal theme is continued into the primary bedroom with a blue accent wall, throw pillows, art, and even the light fixture.

Some will be moving from an apartment, and this will be their first home. A bath like this will feel like a luxury with the large shower and separate water closet.

The two bedrooms could support a growing family as the merchandising shows with this charming nursery.

The tour continues with Plan 4, which is 1,732 square feet with 4 bedrooms, 3.5 baths, and a 2-car garage. This home includes a ground-floor bedroom and nearby full bath.

This layout could support a simple multigenerational setup where parents could visit for extended periods and stay in the ground floor suite.

Since this home is at the end of the building, it benefits from windows on three sides, which fills the space with light.

The additional windows since it is an end unit run along one side of the seating area, which leaves space along the dining area for a storage/buffet setup.

A highlight of this kitchen is the walk-in pantry just out of the picture on the left. This greatly enhances the storage capacity of the space.

…the two secondary bedrooms, which share a bath that is accessible from the hall.

The tour concludes with Plan 6, which is the largest plan offered at 1,940 square feet. This two-story home has 3 bedrooms, 2 full baths, 2 half baths, and a 2-car garage. Plan 6 is one of the most unique and popular floor plans at Cadence because of the Live/Work layout, designed specifically for buyers who want the flexibility to run a small business or work from home. These homes are located along the commercial-facing portion of the community, where the first floor features a dedicated workspace separate from the main living areas.

This dedicated workspace can function as a home office, a small professional studio (as it is merchandised), a creative workspace, or even a client-facing business area depending on the buyer’s needs. The design allows residents to maintain a professional presence while still enjoying the privacy of home, with the living spaces located on the upper levels. According to the builder, it’s been especially attractive for entrepreneurs, remote professionals, and small business owners who want the convenience of working where they live without sacrificing separation between work and personal life.

The kitchen is a focal point of the great room, wrapping around two sides of the space with a central island that seats three.

Since Plan 6 is an end unit, the primary bedroom benefits from natural light from two walls.

The shower includes a bench that is just out of view that can provide a seat or space to store toiletries.

The homes includes two secondary bedrooms on the top floor.

Each of the secondary bedrooms has a simple closet with sliding doors and share a bath accessed off the hall.

Plan 5 is 1,933 square feet with 3 bedrooms, 2 full baths, 2 half baths, and a 2-car garage. This is the same layout as Plan 6, so was not modeled. This is the other live/work plan offered.
