Blackwood Groves is Bridger Land Group’s mixed-use master plan with five available product lines in Bozeman, Montana. This DesignLens feature will focus on the Bungalows collection, which consists of 24 single-family detached homes ranging from 1,673 to 2,758 square feet on 4,500-square-foot lots. The two-story homes are designed with families in mind, while the single-story home has appealed to everyone from young families to older, second home buyers or retirees according to the builder. Since breaking ground in Summer 2024, the Bungalows had their first move-in Summer of 2025 and have 5 homes sold or under contract as of October 2025. Prices start at $899,000.

Blackwood Groves is a 120-acre master plan with an extensive network of paseos and pedestrian corridors connecting all home collections, including the Estates, the Bungalows, the Porches, which are all for-sale homes; the Cottages, which are build-to-rent homes; and the Arbor Houses, which are apartments. The community was planned around the philosophy of “pre-school to PhD”, with an elementary and middle school next door, Montana State University down the street, and a diverse mix of home types that suit nearly every life stage. The Village Square is coming soon and will round out this mixed-use community.

The Bungalows consist of two blocks of traditional, one- and two-story homes that help the site naturally transition from the higher density clusters of build-to-rent Cottages to larger estate home sites. The mix of products seamlessly flow together for one cohesive, walkable community. The Bungalow home sites are 4,500 square feet (45’x100’), achieving a net density of 6.2 per acre.

Bridger Land Group worked with KTGY, who did the site planning and architecture for the entire community. The team designed transitional exterior styles that have a fresh take on classic farmhouse and ranch elements. Features like horizontal siding and an earthy tone palette pair nicely with the clean, geometric color blocking, gables, and centered windows. The city of Bozeman enforces a municipal code that requires garages to be set behind the front façade, resulting in an architecture-forward streetscape.

The tour will walk through the Bungalow’s Plan 2 model. This two-story home is 2,327 square feet with 4 bedrooms, 3 baths, a 2-car garage, and a 168-square-foot patio. Bozeman’s garage set back requirement created challenges for the ground floor layout, however the design team incorporated a deep ground floor bedroom that satisfied municipal code without squeezing the great room. The second floor is dedicated to the remaining three bedrooms. This plan is 35 feet wide and modeled in reverse.

The entry provides sightlines through the great room and into the backyard, maintaining overall privacy while offering a glimpse into the layers of this home.

The ground-floor full bath supports both the bedroom/office and main living areas. Rather than forcing in an extra powder room, the design team kept the layout efficient with just a full bath.

The family room, dining area, and kitchen stretch across the great room. Bridger Land Group’s in-house interior design team merchandised the model in a sophisticated, but rich style with high end finishes and deep greens and warm wood tones that mimic the natural landscape.

Bridger Land Group is committed to delivering the best value with the highest end finishes, a quality that is particularly evident in the kitchen. The tile backsplash extends all the way up to the cabinets and modern range hood. Meanwhile, the two-tone flat panel cabinets sit flush with the soffits for a clean, seamless aesthetic.

Though the great room already feels open and airy, nearly floor-to-ceiling windows and a multisliding glass door completely expand the visual perimeter of the space.

On 4,500-square-foot lots, the Bungalows deliver functional backyards ranging from 15 to 21 feet deep depending on plan type. The 168-square-foot hardscaped patio can support a seating area while the large lawn area allows for play space and pets.

Each of the three Bungalow floor plans caters to a unique lifestyle opportunity. While the smallest floor plan offers single-level living and the largest is a two-story plan with a loft on the second floor, this floor plan balances livability and efficiency. The small landing creates separation between bedrooms without taking up unnecessary square footage for circulation.

The primary bath features a large shower with a bench across a dual sink vanity. The sconces diffuse lighting softly compared to harsh overhead fixtures. At the end of this space are a water closet and linen closet.

Designed with families in mind, Plan 2’s high bed count appeals to large and growing households.

Rather than merchandise the fourth room as a standard bedroom, The design team merchandised it as a flex space with a daybed and desk. According to the builder, a big draw for these homes are the views, which are evident here, overlooking the Cottage paseos and nearby mountain ranges.

There are two plans in the Bungalow collection that were not modeled. Plan 1 is 1,673 square feet with 3 bedrooms, 2 baths, a 2-car garage, and a 138-square-foot patio. This is the smallest and only single level plan in the collection. Note how the primary and secondary bedrooms are sectioned off in their own corners of the home for optimal privacy with the main living areas in the heart of the home. This plan is 35 feet wide.

Plan 3 is the largest floor plan at 2,758 square feet with 4 bedrooms, 3 baths, a 2-car garage, and a 162-square-foot patio. This plan has a front porch that spans the length of the front door and ground floor bedroom. On the second floor, the loft supports additional entertainment. This plan is 35 feet wide.
