Aurum is a 178-unit apartment community by Intracorp Homes in Irvine, California. While being Intracorp’s fourth project in the Irvine Business Center, Aurum is Intracorp’s first apartment project here. The vision was to create a luxury, boutique apartment community with top-tier amenities and prime 360-degree views. This five-story development targets single and married professionals who work high-paying jobs in the local area and seek sophisticated living. Residential options range from 561-square-foot studios starting at $3,100 to 1,395-square-foot two-bedroom lofts starting at $5,900. Aurum opened in June 2025 and is already 21% leased as of September 2025.

Intracorp Homes worked with Architects Orange to design the community. The modern building utilizes strategic color blocking to emphasize the structure's playful geometric forms. Anchoring the corner of an intersection along a main road, Aurum commands attention from the street level or from afar. This apartment community is close to local restaurants, shops, entertainment, John Wayne Airport and major freeways.

The contrasting dark and light exterior colors are accentuated with metallic gold elements. The project’s name, Aurum, means gold in Latin. The project name inspired the gold accents on the building’s façade, the bold signage, and the colorful gold veining and gold leaf murals found throughout the building.

Aurum includes15 studios, 94 one-bedroom units, and 69 two-bedroom units across five floors. The building wraps the parking garage and has a large central courtyard, allowing natural daylight to flow through many of the units. Most of the interior amenities, like the club room, lounge, karaoke room, and fitness center, are on the ground level, while the outdoor amenities are split between the ground level courtyard and rooftop deck.

The leasing lobby establishes Aurum's luxurious presence through museum-quality design featuring soaring ceilings with dramatic arches, plastered walls, and large windows that maintain visual connection to the courtyard. The space doubles as an after-hours event venue. According to the developer, renters appreciate the boutique nature of Aurum along with its services, amenities, and high-quality interior design and finishes.

Kelly Hinchman, owner of San Diego-based Studio H Design Group did the interiors of all amenities as well as the two model unit interiors.

When selecting the amenities, Intracorp researched a variety of luxury apartments in the surrounding area to see what resonated with renters. They knew they wanted a rooftop deck, and high-end spaces with seamless transitions between indoor and out. This stunning first floor club room with a demonstration kitchen, TV lounge, and views of the courtyard contribute to the upscale lifestyle and complement the overall design ethos.

The central courtyard creates an outdoor oasis amidst a busy business center setting. Thoughtful landscaping by MJS and multiple seating zones set around firepits or under shade structures encourage resident interaction.

The flexibility of the courtyard helps ensure it stays active throughout the day. Residents can gather with friends, work remotely, barbeque dinner, or play a quick game on the backgammon tables.

…a dedicated karaoke room. While Aurum includes an array of extravagant, passive hangout spaces, it also offers activated spaces programmed for fun and entertainment. The mix of amenities exemplifies Intracorp’s mission to provide more than just a place to live – they are dedicated to curating lifestyle that residents are proud to be a part of.

The state-of-the-art fitness center rounds out the first-floor amenities. This space features floor-to-ceiling windows and a full set of workout equipment that wraps around the corner.

The fitness center extends to the second level for additional workout space. While there are nearby gyms and studios, having a fitness center within the building provides the level of convenience luxury renters expect.

Heading upstairs to the third floor, a Solopreneur Lounge addresses remote work needs.

Zoom Rooms and a conference room provide private workspaces that promote focus. With most renters being young professionals, a functional coworking space is a must.

The rooftop pool represents Aurum's pinnacle amenity, taking advantage of the building's location and height to provide 360-degree views, a pavilion, pool, spa, giant LED screen TV, cabanas, and games.

Aurum’s tagline is, “Space that Inspires”, and that was the idea behind each design decision the team made, and ultimately the marketing campaign. Creating a place that is inspirational, from the moment you walk into the lobby to the pinnacle destination at the rooftop sky lounge, Aurum truly is a lifestyle gold standard.

The rooftop pavilion creates seamless indoor-outdoor living through sophisticated design featuring a full demonstration kitchen, pool table, bar seating, and floor-to-ceiling glass doors that disappear to create continuous indoor-outdoor experiences. The space functions as both poolside service area and standalone entertainment venue, maximizing rooftop programming potential.

According to the developer, the property management company, Greystar, has done a fantastic job of activating the amenity spaces. They have done several recent live-streamed rooftop events, including Liliates Pilates sunset classes featuring iconic pop music, retail pop-up shops, and sponsored energy drinks. More rooftop events are planned, including sunset tours and happy hours.

The tour will continue through two modeled units. A3 is 747 square feet with 1 bedroom, 1 bath, and a deck. This plan starts at $3,510 per month.

The high-end quality of Aurum extends into the homes. Residences feature stainless steel Energy Star Whirlpool appliances, quartz countertops with full height ceramic tile backsplashes, USB outlets in the kitchen and bedrooms, as well as high-speed Wi-Fi.

Storage is essential, especially under 1,000 square feet. Storage along the entry is convenient and functional but also creates a pleasant sense of arrival like an informal drop zone.

The A3 features a more traditional layout, appealing to those who prefer classic design and flow. This plan, along with the A5, has been the statistically the most popular of seven 1-bedroom floor plans.

Nearly every unit has a deck or balcony, providing a slice of private outdoor living.

The A3 primary bath features luxury finishes including large-format tile surrounding a frameless, glass-enclosed shower and an LED backlit mirror.

The B3 2-bedroom, 2-bath plan efficiently organizes 1,126 square feet to provide privacy and functionality for roommates or couples. High-income singles can also seek out this plan and utilize the second bedroom as a guest space or office. According to the developer, the B3 and B1 plans are the most popular among the two-bedroom plans.

The kitchen features a peninsula, maximizing counter space and storage while providing a place to eat.

Kelly Hinchman of Studio H Design Group designed the modeled units as well as the amenities, creating a high-end, cozy environment with lots of organic colors and textures.

B3 Deck

Many Aurum residents and prospects already live in Irvine and rent nearby. They move to Aurum because they are looking for luxury living and appreciate the services, amenities, and boutique nature.

B3 Walk-in Closet

According to the developer, many residents and prospects are drawn to the B3 floorplan, particularly for its dual sinks in the master bathroom and the generous bedroom size. Naturally, having a model unit available further reinforces a prospect’s interest, allowing them to visualize the space and experience its appeal firsthand.

This plan is spacious with a large walk-in shower that is elevated by quality materials.

The B3 secondary bedroom provides flexibility for office use or guest accommodation depending on the renters needs. The merchandising choices help demonstrate the various opportunities for this space.

While the primary bath featured a walk-in shower, the secondary bath offers different functionality with a shower/tub combo.

There are 12 additional floor plans available for rent at Aurum. The smallest is the S1, a 561-square-foot studio with 1 bath. The appliances run along one wall while the living and sleeping area are separated by a wall.

Of the 163 1- and 2-bedroom units, 7 are loft units. The plan here is the B3 Loft, which is the largest plan at Aurum at 1,395 square feet with 2 bedrooms, 2 baths, and a loft. This plan starts at nearly $7,000 per month. According to the developer, the loft units are undeniably among the most sought-after in the community. Their unique floor plans, paired with upgraded finishes and appliances, create a distinct and elevated living experience. Residents are especially drawn to the high ceilings, abundant natural light from multiple windows, and the overall spaciousness that defines the loft layout.
