The Archetype Collection by Garman Homes is an alley-loaded, single-family detached offering located in the planned community of Allen Park in Raleigh, North Carolina. Homes range from 1,589 to 1,895 square feet on 45- to 50-foot-deep lots with six-foot-deep front porch requirements. The collection opened for sale July 2024 with prices starting in the low to mid-$300,000s. According to the builder, the homes have been well received.

Allen Park is a vibrant new community developed by Natelli Communities. Inspired by the natural landscape and charm of nearby Knightdale, the community design offers a blend of home styles. The community has a clubhouse with a fitness center and pool, a central park with a pavilion and fire pits, as well as pocket parks and a dog park. Ryan Homes and Garman Homes are the sole homebuilders within the community. Garman offers three home collections: The Duets, The Archetype, and The Venues. The Archetype collection (the focus of this feature, in yellow on the site plan) adds balance to the community by offering single-family living in a more approachable, low-maintenance way. These narrow, alley-loaded homes offer an attainable single-family opportunity that lies between townhomes and single-family front-loaded homes.

Garman Homes creates themes for their collections that not only inspire the vibe of the collection, but also the plan names. Archetypes describe familiar characters we recognize throughout history, in books, and in our everyday lives. The Archetype Collection reflects how the team strives to show up at Garman Homes, guiding the way they think, act, and make decisions each day. According to the builder, the team believes in the power of shared experiences, in the courage to build something from the ground up, and in turning the everyday into the extraordinary by showing up for others with the intention of making a meaningful difference. The collection includes the following plans: the Hero, Magician, Creator, and Storyteller. These names give each home its own unique character and vision.

The Allen Park developer reached out to Garman to build a narrow, alley-loaded home. Where other builders may not have navigated this type of product before, it has been a cornerstone of Garman’s business for the past 10 years with the Roshambo Collection. That collection was not suited for the homesites at Allen Park, so the Garman team designed a new, narrower collection. The Archetype collection, designed by Don Ruthroff, AIA of Design Story Spaces, was born as a refresh of the Roshambo Collection with smaller footprints and six-foot-deep front porches. Don not only redesigned the floor plans but also the exteriors. Homes feature transitional elevation styles that pay homage to traditional styles of the region, while embracing modern details. The tour includes the Creator plan, which is the only model.

While Garman had a lot of creative freedom with their elevations, they did have some limitations from the Allen Park design guidelines. Each home must have two different materials (i.e. batten and board and lap siding), 4 sides of brick on the foundation, glass front doors, and windows every 30 feet on the sides on both floors.

The Creator is 1,653 square feet with 3 bedrooms, 2.5 baths, and a 2-car garage. In addition to the great room, the ground floor includes a pocket office, powder room, and mud room. The second floor includes the bedrooms and two baths. This two-story home is 19 feet wide.

Garman Homes launched a new collection of design packages in early 2025. Garman had utilized packages before paired with a design center, but with the launch of these new curated packages, Garman got rid of the design center in favor of embracing their new package offering. The Archetype collection was designed for people stepping into their next chapter – often first-time homebuyers moving from apartment living into homeownership. While the homes are as narrow as a typical townhomes, they look and feel very different. The design team kept spaces open and the ceilings high, which makes the great room feel bigger. The team also packed extra function into the homes with pocket offices and well-sized mudrooms. Both can be seen along the wall in this image.

The team designed the collection right after COVID, so each home includes a workspace to accommodate remote work or schooling. The pocket office isn’t huge, but it’s right-sized to fit a desk setup and a window along one wall that brings in natural light.

The mud room is located at the owner’s entry and includes a bench and storage. The powder room is also accessed off this space, which provides some privacy from the nearby great room, but also ease of access from inside or outside of the home.

Most rear-loading offerings only have side yards or outdoor living at the front of the home with a porch or patio. By detaching the garages, the team created the opportunity for backyards in an alley-loaded offering. This space gives the home outdoor living space that is also low maintenance.

The design team balanced appealing design choices and features that help keep the costs down. The two-tone stairs seen here are aesthetically appealing, while a half wall on one side and a railing on the other keep things simple and cost effective.

Garman really knows their buyers and the market, so they are able to embrace vibrant colors and unique furnishing as are seen in the primary bedroom. Most builders would be nervous to utilize such vibrant and diverse colors for fear of alienating some shoppers, but Garman knows that the buyers for these homes would be open to this interior style. Plus, merchandising like this becomes a memory point as consumers shop multiple communities.

The primary bathroom includes a long vanity with dual sinks. While split vanities used to be preferred, consumers have shifted to preferring this layout (according to NHTI consumer research) which offers more counter space and potentially more storage.

The upper floor includes the two secondary bedrooms and a loft. This two-story home is 19 feet wide.
